Plans in for Speke industrial units and homes

Applications to develop industrial units at Phoenix Business Park, and 80 affordable homes on separate sites, have been submitted to Liverpool City Council.

Developer Hamilton Heath Estates plans has applied for approval to part-demolish the 46,000 sq ft units 3 and 4 of the business park in Speke to build 28,600 sq ft of smaller units.

Hamilton Heath owns and manages the 132,000 sq ft business park after purchasing it for £2.3m in 2017. The units to be built on the site will vary in size from 1,000 sq ft to 1,700 sq ft. The units to be demolished are currently vacant.

Meanwhile, Riverside Housing Group has applied for planning permission to develop 40 affordable homes across three adjacent sites on Gorsey Cop Road and Hartsbourne Avenue.

The proposals are for four cottage apartments, 18 two-bedroom, 12 three-bedroom, and six four-bedroom houses.

The sites are currently owned by Riverside, which also owns eight rented buildings in the immediate vicinity.

The housebuilder plans to “sensitively develop” the sites for families, including starter homes at 100% affordable rent, according to the planning documents. The developer also hopes to “benefit existing [nearby] residents” by resolving site issues and creating adoptable car access and on-road parking.

Halsall Lloyd Partnership is the architect on the scheme.

Riverside has also submitted an application to build 48 homes on land bounded by Laurel Road and Laburnum Road.

The site currently houses a vacant industrial unit.

If the scheme wins approval, it would develop 16 one- and two-bedroom apartments, 15 two-bedroom, 12 three-bedroom and five four-bedroom houses. A car parking provision of 58 spaces would also be created.

The development “aims to positively contribute to the local area” by increasing the provision of homes, improving the quality of affordable properties in the area, re-using derelict land and improving local security by developing a vacant site.
