Livv completes 49 affordable Sandymoor homes
Knowsley-based Leedex Construction led the £9.9m build, which will provide affordable rent homes for over 55s in Runcorn.
To be known as Sandymoor Court, the apartment block, which now stands on four acres off Otterburn Street, will offer 44 one- and two-bedroom apartments and five accessible two-bedroom bungalows on nearby Pitts Heath Lane.
The project, designed by PRP Architects, is Livv Housing’s first in Halton and was supported by both Halton Council and a £3m grant from Homes England.
Livv acquired the site in May 2021 and entered into a contract with the original applicant Lane End Developments Construction on the same day as the land purchase went through.
Lane End went bust in April 2023 owing £13m, and Livv entered into a contract with Leedex in February 2024 to complete the project.
Yvonne Westhead-Fyles, director of development at Livv Housing Group, said the firm’s priority is meeting local need for affordable homes across the Liverpool City Region and hopes the development will “tackle the growing demand in Halton for affordable one- and two-bedroom housing for people over 55”.
She added: “Sandymoor Court and the neighbouring bungalows are part of a wider vision for the area – one where we’re building a community at the heart of Sandymoor, a place where people can live independently, connect, and feel a true sense of belonging.”
The scheme sits within the Sandymoor local centre, alongside a Co-op supermarket, a bakery, a veterinary clinic, and nursery.

“The high-quality housing complements the new local centre with many local facilities available to new and existing residents.
“Sandymoor continues its successful development, offering a diverse range of homes in a neighbourhood built for all stages of life, at the heart of one of our communities.”

Livv Housing also completed the £35m 191-home Watchfactory in Prescot in December last year.
I appreciate its affordable housing – massive benefits etc. – but that is one of the MOST depressing schemes I’ve ever seen! Awful, bland design. Landscaping almost non-existent. That expanse of flat roof on the apartment block! Why not rooftop solar or brown/green roofing solution?! Surely we can do better than this?
