Kinrise sells Manchester’s 2 Mount Street

Buyer Quorum Property told Place North West it is excited to take on the “blank canvas” of the building, the last part of the vendor’s Albert Estate portfolio to be sold off.

Although the deal value is undisclosed, Place understands it to be around £4m.

The building sits at the heart of Manchester’s civic quarter, directly across from the rear corner of the Town Hall Extension, close to Central Library and just off Albert Square – a short stroll across the civic space from the government’s “No. 10 North” at Heron House.

Wilmslow-headquartered Quorum is a well known name in North West property, best known for its work in the industrial and business park markets. The firm takes on the 18,000 sq ft 2 Mount Street with all office space vacant.

Director Andrew Slater told Place: “It’s an exciting project for us, to reposition the building and undertake a comprehensive refurbishment of the office space, to be let floor by floor on a fully fitted and furnished basis.”

OBI and Carrick Real Estate were jointly instructed by Kinrise. Cushman & Wakefield represented Quorum.

Then branded as LJ Group, Kinrise bought a portfolio of four heritage office blocks around Manchester’s Albert Square in 2015, paying Wrather Group £16.3m for the assets and branding the collection as the Albert Estate.

One Central Street was added to the set later that year, with Property Alliance Group selling for £7m. Kinrise sold that asset on in 2022.

At the start of 2025, Leeds-based investor Threesmith acquired the 18,800 sq ft Victoria Building from the portfolio, having bought the 28,000 sq ft Northern Assurance Buildings in 2024 for around £8.3m.

The last asset on the block was 2 Mount Street, where the most recently reported letting activity saw flex offices provider Incspaces take 10,900 sq ft in 2022.

Earlier this month, Quorum and joint venture partner Chestergate completed the £8.3m sale of a Poynton industrial unit to firearms supplier Edgar Bros.
