Kier JV secures prime Knowsley industrial site

Alongside PGIM Real Estate, Kier Property is aiming to build 275,000 sq ft of logistics space on the 28-acre site in Knowsley Business Park.

The PGIM and Kier joint venture has proposed four detached units of varying sizes for the site off North Perimeter Road. The JV has begun the planning process and has already announced ambitions to begin construction in 2023, with the project completion set for 2024.

“This is a strategically significant site in one of the North West’s prime industrial and logistics locations and will create various employment opportunities for local people,” said Henry Martin, senior development manager at Kier.

Knowsley Council chose Kier as the preferred bidder for the land, with a deal only recently finalised. Accordingly, the construction company will take on a 250-year leasehold interest in the site.

Cllr Tony Brennan, cabinet member for regeneration and economic development, said the council had received “a number of good bids” for the land, but Kier’s offer stood out.

“The bid by Kier Property was of high quality and was selected as it met the council’s aspirations for the site,” Brennan said. “We now very much look forward to working with Kier Property and PGIM Real Estate to deliver this exciting development.”

Kier is familiar with Knowsley, having worked in the area to deliver the £27m Shakespeare North Playhouse in Prescot. Kier handed over the property in June.
