IQ’s £130m Manchester PBSA tops out

Due to be fully complete by summer next year, the 1,224-bed Echo Street project is being delivered by contractor Bowmer + Kirkland, which has now reached the build’s highest point.

Topping out at 28 storeys, the tallest of three interlinked buildings will rise to 81 metres. The two other blocks will rise to 16 and 22 storeys.

The Manchester scheme will create 142,000 sq ft of space with amenities including social and study spaces, private dining rooms, a cinema, karaoke rooms, and a residents’ gym.

On-site renewable energy generation, sustainable construction methods, and the use of local supply chains have added to the buildings’ sustainability credentials. IQ is aiming for a BREEAM Excellent rating.

Studio apartments will be organised along five- and six-bed clusters across each floor. Architect Sheppard Robson is leading the scheme’s design.

Paul Sykes, regional director of Bowmer + Kirkland, said this was the first time the company had worked with IQ, and that he was impressed with the cross-team collaboration he has seen.

He added: “From the initial pre-contract engagement, contract award, and ongoing construction, a ‘one team’ approach has been taken which has been instrumental in the successful delivery of the project so far.

“The scheme is on schedule to be delivered on time and on budget.”

The PBSA blocks are set for completion by July 2026, IQ submitted its plans for the scheme in May 2023.

Matt Loughlin, chief development officer of IQ, hailed the topping out milestone as “tremendous progress” and expressed gratitude to the wider delivery team.

He added: “Manchester is one of the most popular student cities in the country, and this property, just a stone’s throw away from Manchester’s renowned universities, will provide them with the high-quality, well-located accommodation they need.

“We can’t wait to welcome students here and are confident they will enjoy its impressive views of the Manchester skyline and outstanding rooms and amenities.”

Working with planning consultant Turley, the project team includes Civic Engineers, Miller Goodhall, GIA, TEP, Vectos, Planit-IE, and Waterman.
