Flintshire expected to approve 445 homes

Anwyl and Castle Green Homes have proposed 130 and 315 properties respectively, with both applications due before the county council’s planning committee on Wednesday.

Castle Green Homes’ proposal would see a 24.7-acre plot, allocated for a large-scale housing development, developed into a 315-home neighbourhood.

Plans were originally submitted in March 2024, and include the provision of 126 affordable properties.

The proposal’s design primarily consists of terraces, with no rows exceeding five houses.

Approval is subject to a near £900,000 section 106 contribution towards improvements at nearby Ewloe Green CP school and almost £1m towards an expansion of Hawarden High School.

At least 4.4 acres of green public open space would be assured.

The project team working on the application includes Ascerta, E3P, Coopers, NKC Geotech, Baldwin Design Consultancy, and TPM Landscape Architects.

Anwyl Homes expects approval for its 130-home all-affordable neighbourhood of apartments, bungalows, and houses.

The APD-designed project proposes that 90% of the properties would be offered for social rent, while the remaining 13 homes would be for low-cost home ownership.

According to planning consultant Satplan, the tenure mix has been developed in cooperation with Wales & West Housing, a local housing association.

The scheme is expected to generate £3.5m in tax revenue, with £272,000 from council taxes.

A southward extension of the Croes Atti estate road of Ffordd Dewi is planned for vehicular access, and 259 parking spaces would be provided across the 13-acre development.

Plans were first lodged with Flintshire County Council in April this year.

Betts, UES, Tetlow King, REFA, TPM Landscape Architects, Focus Transport, Ascerta, Redmore Environment, and Heritage Archaeology each contributed to the application.
