Lancashire’s tallest building tipped for approval

Preston City Council’s planning committee has been recommended to grant permission for TSS Property’s £40m plans to build a 30-storey tower with 218 apartments when it meets on 28 April.

Situated off Derby Street and Lords Walk, the 96-metre-tall apartment block would be known as Altura. Boasting 163 one-bed flats and 55 two-bed ones, Altura would have a variety of amenities for its future residents, including a gym, Pilates studio, games room, cinema, and winter garden.

There is no affordable housing on the site, however the city council has said it would require a £553,000 contribution towards off-site affordable housing if the project was to progress.

Designs by David Cox Architects also include 6,400 sq ft of flex offices.

There are no car parking bays as part of the development, but there is space to store 150 cycles.

In addition to David Cox, the project team includes S&L Planning Consultants, PDS Vision, TPM Landscapes, Reid Jones, and Tetra Tech.

The stuff of dreams. Pie in the sky. The viability appraisal is based on a completely ridiculous construction cost of £186/sq.ft (for a 30-storey tower – dream on). Even with that, it reports the scheme as being “significantly unviable,” to the tune of £3m.

A £3m viability gap for 160 units could easily be covered by grant funding surely?

The idea of not creating parking spaces for cars is absurd and ill conceived. Do the planners think that none of the 218 residents would have car(s) ? Store for 150 cycles is laughable for 218 apartments. Who is behind this expensive project ? It’s not 1st April either !

Let’s hope this gets knocked back. No parking? What an absolute joke. No affordable homes and just a fraction of what it would cost to build them as a token gesture..a gesture that says here is the middle finger followed by the two finger salute. If this goes through Planners need to be haul before the courts . ridiculous

What on earth are they thinking? 163 single apartments with No parking in the city centre?? These are “luxury”, so who on earth is going to want one? The city centre has no need, nor enough businesses left open to accommodate this.

What’s with everyone wanting 300 car park spaces for these developments. It’s the city centre and the bus station is literally 3 feet away. The whole point of city centre living is you don’t need a car.

Preston City….Need a few of these ‘tall investment hubs’, too really put it on the map…..I frequent Preston , it is a relaxed University Town and the river is extremely appealing ;like too the gardens, making it an attractive place to retire….
