CB gets loud and clear signal from CWAC

Cheshire West and Chester Council has given outline approval for 44 homes off Eaton Lane in Tarporley, to be delivered by local firm CB Homes.

Advised by Planning Angel and eScape Urbanists, CB – which itself is based in Tarporley – put forward proposals for two parcels, joined by a thin ribbon of land, to the west of the Cheshire village in March 2025. Thirty homes will be for market sale, and 14 affordable.

The land is undeveloped, and is mostly made up of farmland, with two ponds. It is close to other housing, including a Taylor Wimpey affordable housing development. The site in total is around 5.6 acres, of which four are developable.

As set out in the applicant’s design & access statement, the first and primary access will be taken from Brook Road, a route that also services the TW development. A second access, serving a smaller number of homes, will come from Eaton Lane.

Planning Angel’s planning statement speaks of the positive reception the proposals received in local consultation, with the public open space and density of development welcomed. Only minor points have been raised by the parish council.

A decision notice giving outline consent was issued on 10 April.

Other advisors on the CB team include transport planner Focus, Leigh Ecology, and GWK on flood advice. The plans can be viewed on CWAC’s planning portal with the reference 25/00731/OUT.
