Retrofit of Stretford social housing block gathers pace
Plans have been put forward to reclad the 1960s Circle Court and add resident amenities including a gym and coworking facilities.
An SPV run by the owners of Manchester-based HSPG has submitted plans for the new facade and ground floor shared facilities to Trafford Council.
The company acquired the 16-storey Stretford building from L&Q for £4.6m last year and plans to refurbish it, creating 30 one-bedroom and 92 two-bedroom luxury apartments in a scheme branded One Trafford Edge.
The development is being advertised off-plan to buy-to-let investors on various agency websites with yields of up to 16% and deposits of £36,700 being touted.
Built in the 1960s and located next to Junction 9 of the M60, Circle Court was made up of 121 affordable apartments run by housing provider Trafford Housing Trust.
The gym that features in the recent plans submitted to Trafford Council could include an infrared sauna and cold plunge pool, according to planning documents.
The ground floor amenities also include a parcel room, seen by many as a must-have for modern residential blocks, and male and female changing rooms. To view these plans, search for reference number 118201/FUL/26 on Trafford Council’s planning portal.
Externally, the building will be given a refresh by way of updated copper rainscreen cladding. The cladding is aimed at improving the appearance of the building as well as its thermal performance, according to planning documents.

The question is why couldn’t Trafford Housing Trust do this? and are they going to build new flats to replace the loss of these?

I don’t know how anyone could consider this luxury based on the location. As someone who sees this building on the drive past I’m pleased but how on earth they plan to rent this I’ll never know.

And so we see that Trafford’s social housing stock being offloaded to aggressive London property developer and agent of gentrification L&Q* results in social housing in an area with massive demand and a great location relative to employment opportunities, which it turns out was entirely capable of refurb, ending up as “luxury” apartments promising bumper yields to outside investors. The Londonification of GM continues…
