Castle Irwell site up for sale
The University of Salford has instructed Tim Claxton Property to dispose of the former Castle Irwell student campus, where planning was secured last year for 500 homes and 25,000 sq ft of commercial space.
The cleared development site extends to around 35 acres and has outline consent, secured for the university by Euan Kellie Property Solutions, subject to the completion of a Section 106 Agreement.
The site formed part of the Manchester Racecourse until it closed in 1963 and sits within a bend in the River Irwell on Cromwell Road around 1.2 miles from Manchester city centre.
Any bidder looking to take the site on will have to factor in the Section 106 agreement, which covers giving over 3.83 acres in the north west of the site to the council to develop a school. It also includes a contribution of £367,000 to sports facilities and £145,000 for highways improvements.
Claxton said: “The Castle Irwell site is one of the most significant inner sub-urban sites to come forward in recent years.
“Its close proximity to the city centre and attractive outlook onto the River Irwell and playing fields presents an opportunity to create a quality residential location in an increasingly popular area with the complementary benefit of retail and commercial uses.”
