Miller latest to eye up Stockport’s fields for homes
The housebuilder is working up plans for 125 homes on a 20-acre site in Woodford.
Miller Homes has lodged early-stage proposals for the project, the latest large housing scheme to come forward in the area.
Plans for more than 1,000 homes are in the works south of Miller’s Moor Lane site, with both Harrow Estates and Russell LDP seeking to deliver 540 properties at the former Woodford Aerodrome.
Meanwhile, Jones Homes wants to build 250 homes – half of which would be affordable – on Green Belt immediately north of the Manchester Airport Eastern Link Road and east of Hall Moss Lane.
Miller’s vision for 150 homes, planned for the opposite side of the link road from Jones’ scheme – would bring the total number of new homes proposed in the area over recent months to 1,480. Stockport’s annual housing target is just shy of 2,000 units a year.
Stockport Council has been criticised for pulling out of the Places for Everyone joint strategic plan for Greater Manchester and not moving quickly enough to update its local plan, which some believe have emboldened housebuilders.
Planning documents lodged by Pegasus claim the site is “an obvious location” for Miller’s scheme, citing its proximity to local transport links.
Pegasus also claims the proposed development is “not within a ‘sensitive area’”.
Stockport Council have completely lost control of the agenda. They have no means to fight against this rampant attack on the Green Belt are are left completely exposed to speculative applications like this. The third in as many months. This once green and pleasant land is turning into a concrete monstrosity. What future for our children, who is thinking strategically, what care for the environment. Its all a nonsense with every political party blaming the other. Shameful in a Borough brimming with brown field sites and a brown field first policy.

What existing infrastructure? No train, no tram, one bus every hour, access from a ‘B’ road. This site regularly floods. Schools? Doctors? More congestion at Stanley Green roundabout and on Woodford Rd Bramhall.

In 2025 given the stringent building regulations and high insulation specifications also heat pump heat recovery energy efficient there are no affordable new homes unless the household income is over £75k .To purchase the land especially in Cheshire close to the outskirts of Greater Manchester is also very high.For these reasons I cannot see how any Local Authority could purchase any of these homes.

Really is a total mess…….the whole of Woodford is becoming a mass housing estate! No proper spend on infrastructure, already the roads in Woodford and Bramhall are jammed at peak times. School places are an issue in Woodford, and no doctors or adequate shopping facilities. In the private sector if the performance of the management team was as bad as this councils performance they would be out on there ear!

I see others commenting about ‘attaching the Green Belt’ but the image clearly shows an infill plot surrounded by existing development and hence (at face value) well suited to contributing to addressing the housing shortage. I’d prefer to see development around existing transit – but that’s a different conversation!

One of the attractions of moving to Woodford when we did in 2007 was its green spaces and semi-rural location. At the time the number of houses was around 450, however if this latest development goes ahead the number of houses will be circa 1600, with an additional 250 next door off near Moss Lane that’s a 4 fold increase! Plenty more Council Tax payers for Stockport Council to collect plus the £59 green bin tax when they can’t even keep the drains clear.
Woodford residents as well as councillors (maybe not) know that flooding is an issue in the area, so it’s a great environmental decision to tarmac another field and create more run-off and subsequent flooding!

I recently moved away from the area due to the horrendous traffic on the A34 . More homes is just ridiculous when they are supposed to be building the Handforth garden Village too.
The Heald Green Bloor Homes site is another huge development only adding to the traffic.
Lack of Schools, Doctors already at breaking point , it’s such a shame the council are happy to destroy the landscape for let’s face it council tax .

Is it only me, but this idea that you can only meet a housing need or an opportunity to expand a business if you’ve accounted for all the impact on roads, education and primary healthcare is just amazing. That’s not the way the UK’s towns and cities got built, they focused first on things that created wealth and opportunity then used that to retro-fit the ‘good stuff’ down the line. If you don’t have that mindset you either don’t grow or end up taking on lot’s of public debt to grow.
