London food hall takes 14,000 sq ft at Manchester’s Rylands
Market Place has signed a 15-year lease to operate a dining destination out of the ground floor of AM Alpha’s former Debenhams on Market Street, becoming the scheme’s first tenant.
The operator will occupy 14,000 sq ft of the 300,000 sq ft office Rylands scheme, having signed terms to open its sixth food hall and first outside London.
Market Place has venues in Harrow, St Paul’s, Vauxhall, and Peckham. Its fourth London outlet is due to open at Baker Street.
Its Manchester destination is due to open in Q2 2027, according to the company’s website.
Place North West reported in December that AM Alpha was engaged in discussions with a food hall operator to take a chunk of the ground floor at Rylands.
“Market Place chose to commit to Rylands nearly two years ahead of completion, which is a strong signal and a clear vote of confidence in the quality and ambition of our vision,” said Paul Hodgkiss, senior project manager at AM Alpha.
“Securing such a lease at this early stage of the refurbishment underscores the appeal of the scheme and demonstrates that we are setting a new benchmark for mixed-use urban developments, not only in Manchester but across the UK.”
Market Place’s food hall competition in Manchester includes Mackie Mayor, Society, Arndale Market, and New Century, which are all a short distance away.
Good location, hopefully the food stalls outside McDonalds can then all be cleared away when they redo Picc Gardens.

Excellent news. Let’s the refurbishment of this beautiful building is the catalyst for further improvements and regeneration of the neighbouring buildings, Piccadilly Gardens etc. Sacha’s also needs to go!

Pretty good news. That said, I wouldn’t have put the Arndale Market as competition here as that’s not really at the same level as the others mentioned (Mackie Mayor, Society and New Century).

On the back of this and other proposed developments on High Street I think the council should look at the whole area for a regeneration plan. The main issue which needs addressing is the Arndale centre which is a real blot on the city centre in particular the Market Street area. Ideally it would be demolished and replaced with a more suitable shopping experience or at the least it should be remodeled including the demolish of the multi storey carpark.
