Anwyl Homes triggers Haydock start
Work on the 122-home Sandon Gates development will begin this month.
The housebuilder acquired the 11.5-acre site off Lodge Lane in December 2024, with outline consent in place for up to 130 homes having been secured by Hollins Strategic Land prior to the deal.
Anwyl then took its proposals through the reserved matters stage, with a scheme mapped out comprising 85 market sale homes, 18 affordable rent homes and 19 available through shared ownership.
St Helens Council approved those plans, meaning a range of two-, three-, and four-bedroom homes will be delivered.
Managing director of Anwyl Homes Lancashire John Grime said: “We’re eager to start work on site in Haydock, where there’s been a lack of new homes built in recent years, and anticipate preparatory works will start this month in readiness for construction of the homes beginning in spring.
“Our Sandon Gates development has been designed to address local housing needs, including options for first time buyers, families and downsizers, with 30% of properties classed as affordable homes.”
All homes will have EV charge points, and the scheme includes two areas of public open space.
Grime continued: “We’re keen to deliver biodiversity net gain and have committed in the region of £500,000 towards this. Across the site we’ll be encouraging wildlife to thrive by creating hedgehog highways, with gaps in fences for the creatures to travelthrough; installing bird and bat boxes on buildings and on trees, plus we’ll be retaining existing trees and hedgerows and carrying out additional planting.
“There will be a central green space and play areas, which will provide somewhere for new neighbours to meet and for children to play.”
Close to the East Lancashire Road and Junction 23 of the M6 motorway, the land acquired by Anwyl is on the edge of an established residential area.
The first batch of homes are expected to be released for sale in late spring or early summer this year.
