Anwyl acquires 11.5 acres for Haydock homes

The housebuilder is planning a 118-home development on land bought from Hollins Strategic Land and private landowners.

Deloitte acted as the agent for Anwyl Homes, while JMW Solicitors represented the land promoters, and Penningtons Manches Cooper acted on behalf of the private landowners.

The site in question sits off Lodge Lane in Haydock on land that was formerly Green Belt. Hollins was granted outline planning permission for up to 130 properties on the plot in 2023.

Anwyl plans to build 82 private sale three- and four-bedroom homes, with the remaining 36 set to be affordable housing.

Work is expected to start on site in autumn 2025, pending the approval of a reserved matters planning application. The first homes are due to be offered to buyers in early 2026.

Paul Darwin, land director for Anwyl Homes Lancashire, said: “The outline permission established the principle of development on the site and we’re now drawing up our reserved matters application, which we aim to submit to St Helens Council in early 2025.

“There has been a lack of new homes built in the Haydock area in recent years so this development will provide much-needed new homes in an excellent location.”

He added: “We have recently acquired land at Omega in Warrington where our reserved matters application for 153 properties is expected to be decided in early 2025. Subject to a positive outcome, we hope to be on site in spring.”

Jeremy Boyd, special projects director, HSL, said: “HSL negotiated planning permission for much-needed new homes on this former Green Belt land adding to our ever-growing portfolio of successful projects across the country.

“We are delighted that Anwyl Homes saw the potential to create a high-quality development and moved swiftly to purchase the site.”

He continued: “HSL will continue to work with other landowners in the North West and elsewhere to add significant value to their landholdings.”

Not sure I’d want be breathing in the M6 emissions at home.

No extra infrastructure being put in, drains are overloaded round here as it is, no extra nhs dentists, doctors etc. I understand that houses need building but I bet there’s no consideration taking regarding the roads flooding in heavy rain or any of the other things that more residents need
