Start made on Knowsley industrial

Developer Prime Group is now on site with a new-build 30,000 sq ft warehouse and trade counter scheme within Knowsley Industrial Park.

The scheme, billed as Prime Point Knowsley, consists of four units. Units 1 to 3 are arranged in a terrace of 6,124 sq ft. 7,567 sq ft and 7,632 sq ft.

These can be taken individually or combined up to the 21,323 sq ft total. Unit 4 is a standalone detached unit totalling 8,385 sq ft.

All units have a private yard and will benefit from solar panels, electric vehicle charging points and a 55Kva power supply.

Prime Group’s commercial director Imran Younus said: “ It’s really exciting to be building this size of scheme in an area we know there is substantial demand.

“Our build programme means that we will have completed units by the end of Q3  this year giving potential customers the confidence to commit ‘off plan’ to avoid disappointment. We anticipate the scheme will be pre let prior to completion”.

Joint agents on the scheme are CBRE and B8 Real Estate.

Darren Hill at CBRE and Thomas Marriott at B8 said: “Supply of modern new-build units below 10,000 sq ft is extremely constrained across the region and therefore we expect there to be strong demand for what will be ‘best in class space’ in a well-established and popular industrial location.”

The site is accessed off Acornfield Road at its junction with Kirkby Bank Road. Junction 4 of the M57 is 2.5m away.

In 2023, Prime handed over the 130,000 sq ft Acornfield industrial scheme at Knowsley to its forward-funder 4th Industrial.
