Slew of Salford planning applications approved

Four major applications from developers would see permission granted for the development of 159 homes and increase student bed provision in the city by 841 bedrooms.

Oldfield Basin

An application from the ECF which sought consent for the development of 90 homes on Regent Trading Estate has been approved with conditions after five votes in favour, one against, and two abstentions.

Named Oldfield Basin, the scheme has been designed by architect Feilden Clegg Bradley.

Divided into 63 apartments and 27 townhouses, the site will surround ‘Festival Yard’, a courtyard centrepiece of the development.

The 63 apartments will make up Block B, a split-level block that would rise to five and six storeys.

Block A would host 10 three-storey townhouses, Block C, eight townhouses, and Block D would provide nine three-storey townhouses.

The application was coordinated by planner DPP.

The homes would be designed to Passivhaus standards and Derive RP, an independent housing provider is due to acquire and manage the homes upon completion.

Arrow Street

Salix Homes’s Arrow Street scheme would provide affordable accommodation for those over 55, complete with a GP surgery and sufficient accessibility requirements.

The application was approved with conditions after a unanimous vote.

Across two blocks, two-and-a-half storeys and three storeys respectively, 69 apartments would be built.

Block A would contain 14 of the apartments, as well as a reception, administrative space, and a 3,300 sq ft GP surgery.

Block B would host most of the apartments, 52 single-bed flats and three two-bed flats would be constructed.

The application, put forward by planner Paul Bulter Associates, puts specific emphasis on accessibility, with lift and ramp access plentiful around the scheme.

The development will also meet Passivhaus standards, Salix’s third scheme that meets this sustainability criteria.

Eddie Colman Court

Outline application consent has been given to developer Campus Living Villages to demolish two 15-storey blocks and construct two 28-storey PBSA buildings, a move that would increase the site’s capacity by 841 student beds.

The application was approved after a unanimous vote but is subject to a Section 106 agreement.

On the 2.2-acre site’s east side, Block A would host 810 student beds. To the site’s west, the second tower would house 675 student flats.

An adjoining six-storey wing to Block B would host the final 100 flats.

The towers have been designed by architect Hadwell Cawkwell Davidson. WSP was the planning consultant.

Land off Langley Road

The construction of three storage and distribution units in Pendlebury has been approved with conditions and an S106 agreement after councillors voted unanimously.

Planner C4 Projects applied to Salford City Council on behalf of Agecroft Developments to transform a two-acre brownfield site into 15 subdivided units.

The development would provide more than 42,000 sq ft of distribution space.

Parking for up to 49 cars would is also part of the plans.
