Sefton to invite bids for 85-home opportunity

Colliers is marketing a 9.5-acre plot off Southport Road in Thornton on behalf of Sefton Council.

The land, located seven miles north of Liverpool city centre, is allocated for housing within Sefton Council’s local plan and has an indicative capacity of up to 85 homes, although that figure could be stretched.

There has already been strong interest in the plot from a wide range of house builders, according to Colliers. A bidding process will be undertaken before a developer is selected.

Sefton Council is seeking comprehensive offers from developers with an “exemplary track record of acquiring and delivering new housing developments on similar opportunities”.

The site is held freehold with vacant possession available on completion. Colliers has not set a guide price.

Sefton Council expects the winning developer to allocate 30% of the site’s homes as affordable, with a preference for a minimum of 80% affordable or social rent and states a minimum of 20% affordable home ownership homes.

Additionally, the council requires a minimum of 25% of the built homes to be one- or two-bedroom properties, and a minimum of 40% of the homes should provide three bedrooms.

The land is being offered for sale by way of private treaty. Before its inclusion in Sefton Council’s local plan, the land’s use was agricultural.

Directly to the site’s east, two plots are currently being developed by Castle Green Homes.

A housing development would benefit from recently constructed highway access, which links the land with the M57 and M58 motorways.

Pitches from developers will need to offer “precise and full purchaser details”, an offer price, deposit level, and payment profile, as well as full proposal details and timescales.

Comprehensive bid proposals will be invited on a set date to be advised separately. This is expected to be by early March 2025.

Absolutely unbelievable! 85 homes! How many cars on an already congested road. Have Sefton Council no common sense?

I sent a comment regarding the next phase of building on countryside in an area where the road infrastructure isnt suitable for further development. Air pollution, daily constant queues at all hours which is negatively impacting on existing residents who cant take an alternative route to get to and from home because there isnt one !! Broomscross road what a ridiculous idea, feeding 10x the amount of traffic down a single existing residential lane (Moor lane…clues in the word ‘lane’) Presumably at the very least builders will be required to put aside land for replacing the habitat youre destroying for local wildlife, this is agricultural land. Lets see a bit of moral backbone Sefton council before you completely destroy an area you clearly don’t care about.

The council need to build new houses Netherton is so over crowded, I inkow people who are bidding for a property and they are upto 60 bids behind, and these people are desperate

With the stringent building regulations including high specification insulation and electric air source heat pumps etc and also complications building foundations on the proposed site these homes will not be affordable for most people.If they are purchased for social housing at the present interest rates it will take far more than twenty five years before they are paid for.

Before selling any land for housing in that area, sefton council need to sort out the congestion problem caused by the housing developments already in progress eg Park View Thornton congestion at the new traffic lights will only get worse and the junction of Lydiate Lane and Buckley Hill Lane is a bottleneck and needs filter lanes to cope with the increase of traffic due to the three new housing estates being built.

When is Sefton Council going to work with the NHS /GPS /ICBs/Dentists and other resources to ensure the infrastructire is in place to meet the needs of current residents as well as new residents when they move in?
Along with the current traffic and associated polution problems ( church road / peel ports health issues) more housing is on green field sites is NOT the solution the people of Crosby need.

Is Sefton aiming for total traffic gridlock in the area? If so this will just about complete the picture. The area is too densely built up as it is and the land should remain agricultural. There are parcels of less useful land and brown field sites in Sefton which should be utilised first, away from the flow of traffic on Broom’s Cross Road and the ever-congested Moor Lane. Quality of life in Sefton worsens daily as ever more people are crammed into the area.

I don’t understand why there are more developments going up in an already crowded area of Thornton. The infrastructure is not able to withstand more. The traffic is horrific, you are planning to take more of our rural space and why do you as a council agree to more here, surely there are options elsewhere such as regenerating bootle. The decision making in Sefton council seems to be ill thought through. Leave Thornton alone!!!

Wow, the NIMBYS are out in force on this one. The standard set of copy and paste stock moans raised against any housing development anywhere, be it on greenfield or brownfield land. No Doubt this development will make its fair share of financial contributions via a S106 Agreement…

Why is Sefton allowing more new builds on what little green space there is left? New boxes going up constantly when we haven’t got the infrastructure to support it. Just stop!

This is a comment about air pollution not infrastructure .Can Sefton Council provide their plans to reduce the levels of pollution which will increase with the rapid housing developments in the area? Are you monitoring childhood asthmas and respiratory diseases in the Thornton community.Do people realise the effects of car pollution on their children’s health and their own health? This a very serious matter and should be addressed with any developments that increase the amount of car traffic in the area.
