Persimmon tees up mega 720-home Carlisle scheme

The housebuilder is planning to deliver the homes on 81 acres off Wigton Road in Morton.

The site of Persimmon’s 720-home development is bounded by Wigton Road, Peter Lane, and Dalston Road, and would host 45 different house types.

In total, Persimmon would offer 436 houses, 68 would be delivered under the housebuilder’s upmarket Charles Church brand, while 216 would be affordable house types.

The residential aspect of the scheme is to cover 45 acres and be split across three different character areas, Amberwood, Village, and Contemporary.

Amberwood would lie directly adjacent to the existing Amberwood development, which has recently been completed, and act as a “direct continuation” of that character area.

The Charles Church house types and affordable homes are also to be provided in this area.

Between Peter Lane and the central spine road, the Village character area would host Persimmon houses.

Finally, the Contemporary character would lie to the north of the Village and adjoin public open space and the proposed primary school and employment site – this area is to be defined by a “modern architectural style that would complement the more urbanised setting”.

The housing mix would offer a range of detached, semi-detached, and terraced homes, with the majority offering three bedrooms.

Design features such as bay windows, open porches, and Juliette balconies would be found across various house types with the scheme, according to plans.

Plans indicate 32 acres would be reserved as public open space, complemented with a children’s play area, a multi-use games area, allotments, and smaller pockets of informal green space. In addition, a bridleway and Fairy Beck run through the site and would be retained.

The neighbourhood would be serviced by a central spine road, with ancillary streets. The road would split the site and provide access to Dalston Road via Grange Drive.

To the site’s west, land has been reserved for an employment area and retail offer, which is to be planned at a later stage.

The application dates back to a 2010 outline approval, where the site was earmarked for up to 825 homes and an employment zone. This latest pitch is a reserved matters application seeking consent for size, layout, and access.

Those working on the project include ERAP Consultant Ecologists, Wardell Armstrong, and EDGE Consulting Engineers.
