Russells starts on 3 St Peter’s after planning amends

Russells has started work on a 20-storey hotel at 3 St Peter’s Square for Property Alliance Group, with a planning application also lodged to reduce the building’s aparthotel element from 262 to 256 rooms.

The contractor is due to start demolition works on Peterloo House on Dickinson Street, just behind Two St Peter’s Square, to make way for a 20-storey building housing a hotel on its lower floors and an aparthotel on the upper floors.

The ground to eight floors will host a 328-room hotel, operated by Motel One with a restaurant at ground floor level, while floors nine to 20 include an aparthotel operated by StayCity.

The aparthotel is set to be reduced from 262 rooms to 256, subject to approval of a planning amendment lodged with Manchester City Council in mid-October.

Plans for the project were approved in July this year.

Property Alliance had originally planned for the upper floors of the building to include 108 residential apartments on the upper floors, including 25 one-bed, 71 two-bed and 12 three-bed homes, but this application was withdrawn earlier this year, after having been approved in May.

There have also been changes to the building’s design following the switch from residential to an aparthotel, with additional windows added to separate the building’s two hotel elements. The grid façade of the previous design has also been removed.

The project’s professional team includes How as planner and Stephenson Studio as architect.
