Proposals tabled for 300-home Ansdell scheme on former Oyston site

River Properties is seeking outline permission from Fylde Council for a residential-led mixed-use scheme featuring a supermarket on a site previously owned by the controversial ex-owners of Blackpool FC.

River Properties, a company controlled by Ciaran, Niamh, and Lauren Gallagher, wants to build 302 homes on the majority of the 39-acre site north of Ansdell.

In 2017, the site was the subject of plans for a 550-home scheme from Oyston Estates, which at the time counted Owen and Karl Oyston, Blackpool’s former majority owner and chairman respectively.

The plans were never determined and the Oyston’s petitioned for a judicial review of Fylde Council’s decision not to allocate the site for development in a neighbourhood plan. The appeal was dismissed by the Supreme Court in 2021.

River Properties’ vision, crafted by Baldwin Design Partnership, is for a mix of accommodation types including 194 homes – 30% being affordable – a 66-bed care home, and 52 retirement living flats.

The non-residential elements of the scheme could include a padel courts within 25,000 sq ft of leisure and commercial space, a pair of drive-thru food and beverage units totalling 7,000 sq ft, a 14,000 sq ft food store, and a children’s play area.

The site is located west of Lytham St Anns Way and east of two emerging residential developments; Richmond Point and Roseacre Meadows.
