Plans lodged for £12m Northwich self-storage

WUKPG has submitted a proposal to Cheshire West and Chester Council for a 62,000 sq ft complex off Chester Way.

The five-floor Northwich self-storage development would be operated under WUKPG’s Shutter Store brand.

The developer, which is planning to build a £150m self-storage portfolio by 2030, acquired the one-acre site from Adlington Homes, part of Gladman Developments, in 2021.

At that time, the plot had planning permission for a 50-apartment extra care scheme.

However, WUKPG has pivoted to self-storage, planning a £12m facility that would provide 600 storage units, co-working space, and a BOCCA coffee drive-thru unit.

The project also features living walls and EV charging. The developer is targeting BREAAM Excellent accreditation.

Subject to planning approval, the developer anticipates the scheme will be operational by Q2 2027.

XO Square is the structural and civil engineer, and Barber & Co is advising on branding.

WUKPG is also progressing plans for a self-storage project in Lancaster.

The developer has submitted plans to deliver 475 drive-up self-storage units on a former Travis Perkins site off New Quay Road in the city.

Both the Northwich and the Lancaster projects will incorporate proptech such as Noké key access systems, as well as ANPR, CCTV, EV charging, solar panels and Stora booking systems.

Planning application ref. please. Depending on the location, this just looks like an industrial shed with a bit of green decoration. Northwich deserves better.
