Arrow Capital completes 327,750 sq ft Bolton industrial park

Main contractor VolkerFitzpatrick has handed over the two warehouses on the 17-acre former Essity site off Mansell Way in Horwich.

Arrow Point Bolton was developed by Arrow Capital Partners for its Strategic Industrial Real Estate joint venture with Cerberus Capital Management. The scheme was designed by PHP Architects.

The largest of the two sheds at Arrow Point Bolton is 220,250 sq ft and currently being marketed by B8 Real Estate and Commercial Property Partners.

The smaller warehouse is 107,500 sq ft and was pre-let to Heritage Trade Frames earlier this year.

Both units feature 15-metre eaves and have 82 HGV trailer bays between them. They are awaiting BREEAM Outstanding and EPC A+ accreditation, having surpassed earlier sustainability targets of BREEAM Excellent and EPC A.

Aiding its sustainability credentials is the presence of a series of rooftop solar panels capable of generating enough energy to power more than 120 homes, according to Arrow Capital. The developer added that the project represented a biodiversity net gain of 416%.

Construction of Arrow Point Bolton was net zero, according to Planet Mark. VolkerFitzpatrick saved 760 cubic metres of concrete during the build programme and avoided 180 tonnes of carbon dioxide equivalent emissions. This was partly done by reusing materials on the site, including using crushed concrete from the site rather than relying completing on imported aggregate.

“With supply of Grade A space remaining constrained and occupier demand focused on well-located, energy-efficient buildings, Arrow Point Bolton is well positioned to capture sustained demand and support long-term growth in the Greater Manchester region.”

Regarding the construction programme, VolkerFitzpatrick project director Jon Evans said: “Arrow Point Bolton is a high-quality logistics development in a strategically important location, delivering two modern, high-specification units ready to support occupiers from day one.

“Delivered through close collaboration with Arrow Capital Partners and our supply chain, the project demonstrates our commitment to quality, performance and innovation, while strengthening our presence in the North.”

Planning consent for Arrow Point Bolton had been secured in January 2025. The project team included Stantec and TFT Consultants. You can view that original planning application by using reference 18890/24 on Bolton Council’s planning portal.
