Plans in for 70-bed Clitheroe care home

Muller Property Group wants to turn a brownfield site off Pendle Road into a 40,375 sq ft senior living facility offering 24-hour care.

The site in question is just under one acre in size and is currently home to several buildings including a furniture showroom, mail-order company and warehouse. Muller has asked permission to demolish these structures to make way for the care home in its application to Ribble Valley Council.

“The existing property is now outdated for modern use, but is a well-located and highly sustainable site and is within easy walking distance to the town centre of Clitheroe,” said Muller Property Group chief executive Colin Muller.

“It is, therefore, well-placed for a care home and such a facility will serve the local community with care facilities, serve social needs and create new jobs in the area for local people,” he continued.

ADG Architects designed the scheme, which will span three floors, each offering a mixture of en-suite bedrooms and community areas. These include a cinema, communal lounges, private dining areas, café, and a hair and nail salon.

The proposals include 28 parking spaces, of which two would be designated disabled.

Muller said his 70-bed development is much needed for the area, stating that the current level of care accommodation for the elderly in the area was inadequate.

“There is an immediate requirement for an additional 300 elderly care beds in the area, with a limited existing supply of only 170 care beds with ensuite amenities,” Muller said.

Walsingham Planning is the planning consultant for the project. Sanderson Associates is the transport consultant, while BEK Environ handles ecology and flood risk.

The application’s reference number with Ribble Valley Council is 3/2022/0632.
