Fiera puts UK Fuels HQ on market for £12.5m
Radius Campus in Crewe offers 52,700 sq ft of office accommodation across four floors and is currently fully let to the fuel card provider.
Lambert Smith Hampton is marketing the property for Fiera Real Estate. If sold for the £12.5m guide price, the deal would represent a net initial yield of 9% and a capital value of £236/sq ft.
Radius Campus sits off Emperor Way within Crewe Business and Technology Park. UK Fuels, a Radius company, has 12.5 years left on its lease and pays £1.2m a year in rent for the office complex.
The building features two gyms, a café, restaurant, and games room. It has an EPC score of A and a BREEAM rating of Very Good.
The campus itself is two acres, with the building occupying only 20% of the site. There is also 186 car parking bays, including 22 with electric vehicle charging capability.
As it stands, the site is held on a long leasehold from Cheshire East Council on a peppercorn rent.
