One Manchester to progress Newton Heath homes

The housing provider has won approval for a 139-home development on Oldham Road in Manchester. 

The three-acre site is split into two. The western plot, the larger of the two and flanked by Dulverton Street, covers two acres while the eastern plot, off Droylsden Road, covers one acre. 

Newton Street, at the end of which is the grade-two listed Newton Silk Mill, dissects the two plots. 

The proposed housing mix offers 100 apartments available for social rent and contained within a six-storey block, and 39 townhouses available for affordable rent. 

The apartments will be a mix of one- and two-bedroom offers while the houses will be a mix of two and three bedrooms. 

The existing YES Group building, on the western plot, will be demolished under the plans. In January 2018, a proposal to covert the warehouse into a gym was approved but the plans were never progressed.

TP Bennett designed the scheme with TPM as landscape architect and Euan Kellie Property Solutions as planner. 

Curtins conducted the flood risk assessment, and advised on transport and travel. 

The Hodder & Partners-designed HiLux, a 114-apartment scheme that incorporates Rosedale House, is situated to the west of the proposed development. 

One Manchester was formed from a merger between two of Manchester’s largest housing associations, City South and Eastlands Homes, in 2015.  

The organisation owns and manages more than 12,000 homes in central, south and east Manchester, according to its website. 

L2 Property, as co-owner of the site, was joint applicant for the project.
