Nexus swoops for £50m One Baltic Square 

The developer has bought the 296-apartment Liverpool scheme from YPG Developments for an undisclosed sum. 

One Baltic Square, on Grafton Street within Liverpool’s Baltic Triangle district, is currently under construction and the first of five apartment blocks is due to complete in December. 

Nexus Residential has appointed Legacie Contracts to complete the construction of the £50m project, which includes a mix of one-, two- and three-bedroom apartments. 

Legacie will take over building work from YPG’s in-house construction team. 

In addition to the apartments, Nexus plans to create a public piazza as the centrepiece of the development, as well as four commercial units, and underground car parking. 

Michael Gledhill, director of Nexus Residential, said: “This is a key strategic site located in the southern gateway to the Baltic Triangle and I would like to thank YPG Developments for bringing the development to this stage of construction.  

“This is an exciting period for Nexus as we grow our work in Liverpool and we’re looking forward to completing the site and handing it over to our rental management team.” 

Elsewhere in Liverpool, Nexus is has taken over Primesite Developments’ stalled The Rise scheme in partnership with Legacie Developments. 

Legacie and Nexus have renamed the 450-apartment development Element the Quarter and claim it will be “the first major eco-residential development in Liverpool”.   

The joint venture is to invest £40m to complete the scheme after acquiring the site for an undisclosed sum following the collapse of Primesite in 2019.
