LondonMetric Retail has received permission from Wyre Council to construct a 21,500 sq ft retail unit on 2.2 acres off Norcross Lane.

Marks and Spencer would relocate from an existing store on Victoria Road West in Cleveleys Town Centre, the lease for which expires in 2026.

The sales area of the RGP Architects-designed store would cover 16,000 sq ft.

Proposed features of the single-storey shop include a 360-degree walk-around cheese barge, as well as an indoor plant sales area.

Parking would be provided for 145 cars, with reserved EV, disabled, and parent-child spaces.

A planning statement from Savills suggests the scheme could create 50 jobs.

The project team includes HW & Co, Bowland Tree Consultancy, GroundTech, Tetra Tech, Exigo, I&L Consulting, Insignis, Sharps Redmore, and ERAP.

To view the application, use the planning reference number 25/00011/FULMAJ on Wyre Council’s planning portal.

What about the people without cars ? the cleveleys shop is always busy. Don’t you think norcross area roads are dangerous enough already.

Absolutely ridiculous. You are penalising people with no form of transport who looked forward, and indeed needed to go to the Cleveleys store each week. Never mind, you will make more money which you consider much more important than your elderly clientele

By Val

Brilliant we need more shops like that . Also more parking bays traffic

By Customer, but I do agree parking could be a better bus stops problem

Excellent. I look forward to the new store.

By Joyce Jones

Great 👍🏻

Bad move keep Cleveleys store big mistake

By Anonymous

Should keep the Cleveleys one open especially for the older generation. Not everyone has a car .

By Des

This is good for people with transport or can drive, with that information 75% of cleveleys customers wilk be unable to shop at M&S anymore.
Such a loss of regular customers.

By Anonymous

No thought what so ever for the customer especially the elderly, some who can not get to the new store like myself as I do not drive,Norcross junction is a nightmare at the best of times but having this store on Norcross lane is going to cause big problems.
M&S will not even bother about the customers but they will if the store does not do well.

By Mal Carbery

Fantastic news about M&S let’s hope Cleveleys gets a Waitrose also, not everyone wants to shop in Poundland .After all I for one pay enough community charges and taxes to have a choice.

By EZA

We still need the Cleveleys store as well!

By Anonymous

I am a regular older customer at M&S, but don’t drive, so will be unable to get to the new store, unless a decent bus service is provided, and I know many more customers in the same position. Very sad that we’ll be unable to shop with M&S once it moves.

To open a store only accessed by road transport is a bad move. Just saying 🤓

By John Mcmahon

Very disappointed about losing Cleveleys store Iwont be able to use the new store as I don’t drive. Think a lot of Cleveleys residents will be the same

By Margaret

Great news! These modern food halls are amazing. So glad we will have access to one here on the Fylde coast.

By Carol Piper

This will be fantastic for the community very welcome news

By Julie Unsworth

Very good we need it

By Christine smith

Thank goodness someone has seen sense . It’s about time we had some decent retail development in this area , we have a lot of catching up to do !!!!

By Suzanne Monks

Brilliant we need shops like this to help rebuild Thornton and Cleveleys

By D Griffin

This will bring even more traffic to an already sometimes congested and dangerous Norcross roundabout.
This move will also disadvantage many people who live central , who do not drive.
Marks and Spencer food hall is special and is always busy , moving to “an out of town “ location would certainly reduce footfall to cleveleys centre.
If it does go ahead perhaps a Free shuttle bus could be considered,

By Mrs shirreff

Why on earth close a shop that’s busy 7 days a week in Cleveleys surely m/s can afford to have both it’s not like there within spitting distance of each other. How on earth do you expect all your faithful customers to get to norcross to apese a small amount of customers who have a morrisons on there doorstep. I think your being totally unfair on your present loyal customers. I don’t think the Cleveleys store would have a damaging effect on a new store where it is going to be sited plus you get a lot of holidaymakers in Cleveleys.

By Annie

Looks very good

By Keith Thornton

I can’t wait for this store to open love M&S food

By Sally fisher

I think its really disappointing that there will be no M & S in Cleveleys. It is always busy and very popular. There isn’t that many good shops. Its mostly charity shops. So we have now to trail to Blackpool or Norcross to shop at Marks. Terrible decision.

By June Crowther

Please don’t close the very essential branch in Cleveleys.

By Barbara

Will be devastating to pensioners with out a car!.

By Day

You need a lot of disabled more than normal suoermarkets

By Laura march

Great news a much needed improvement
Existing M&S store too small, anti and inadequate car parking

By Alayne

Green lit? That might make it difficult to see. 😉

By Anthony

I think a lot of people will not visit the new M&S due to poor public transport, no bus or tram and a lot of elderly people don’t drive, I think it’s the wrong decision and you will lose passing trade or foot fall

By Don Mulvey

I usually cycle to Clevelys and always treat myself to some lovely food, I won’t cycle to the new site

By Don Mulvey

Well, us oldies – as usual – with no car, won’t be going.

By Yvonne Anderson

In the report it says that that the M&S in Cleveleys is shutting no matter what and another food shop is going there, they haven’t said which shop it is though. Its also says that there will be a bus route to it. This is the only site that M&S has deemed appropriate in the area for this store and with Cleveleys definitely shutting and lots of rumours that Blackpool will be shutting as well, this will be the only M&S on the Fylde coast other than St Annes. So, its this or nothing.

By KAY

Fantastic news, the one in cleveleys currently is way too small

By Anonymous

I wonder if EZA is aware that whatever charge they think they’re paying, it doesn’t extend to anyone deciding which private companies go into these shops. If Poundland wants to take up space and Waitrose don’t want to, there’s nothing your local authority can do to make them show up. If Waitrose don’t go there, it’s probably because they’ve decided not enough people in the area will spend enough money there to make it worth their while. Whether they’re correct or not, that’s their decision as a company to make.

By Class Everything

Looking forward to a bigger M&S. in Cleveleys, with a wider range of M&S. food .I hope that will be a bus that eventually goes there for those who don’t drive.

By Anonymous

This really is a bad idea – the branch in Cleveleys high street is always busy, with customers who live close by and just pop in for a few things. Not everyone can (or wants to) drive to a retail park.

By Kathy Standing

Worry about the elderly who won’t be able to access the new store without transport and the amount of traffic congestion especially on Sundays when the car boot sale is on as its already congested. Maybe consider keeping both stores open.

By Anonymous

I regulary use the smaller store. It’s has more than enough for what I want / can afford.
Whilst I’m in Cleveleys I use most of the other shops there too.
The larger store out of town will only give the customer more of the same.
A cheese island ? Seriously ?
Cleveleys will suffer if this idea goes ahead in my opinion.
Holidaymakers will not use the larger store -they’re on holiday and will buy snacks and sandwiches.
Keep the smaller store please.

By Kate

@Cathy most people do though, most prefer it, M&S know what they’re doing

By Peter

Terrible traffic in this area, dangerous to boot. However, good that my area is blessed with Place’s green light.

By PLF_Cloud_Cuckoo_Land

Surprise Surprise, M&S closing a thriving town centre anchor store to move out of town. No other company has done as much to speed up the decline of UK high streets.

By Rennalp

The status of this planning application is still pending consideration so this application has not been given the green light.

By Anonymous

Big mistake to close Cleveleys M&S, always busy and essential for customers without a car….surely M&S can afford both!
Renew the lease please.I wont be attending the new store unless there is transport provided.

By Kay Fletcher

All councillors who have their constituents interests at heart will reject this ridiculous proposal.English town centres are being ruined by such mega-corporation initiatives.

By John Dover

Why close a thriving store in Cleveleys ?
I’m sure both would do equally well. Keep Cleveleys open. M&S haven’t considered anyone at all just their own profits. Not a thought for loyal locals.

By Irene

Another step in the wrong direction. They’ll be complaining that there’s traffic jams justifited by people who ‘need’ to drive. But we all know it’s pure laziness.

By Good luck to ya

This is excellent news. A bigger store, more products, more parking. Of course the elderly will moan, but the fact is you’ll all be dead soon anyway.

By Maximus

Can’t wait to see the parking lot full of people fighting over who gets the last Percy Pig! 🐷

By Marks and spenders

Why can’t people just stop moaning. This is brilliant I’m so excited

By Anonymous

Brilliant new store , the clevleys store is to small. Negative is an already dangerous roundabout which will get even worse. Norcrash roundabout! Definitely need a bus service for the regular customers who don’t drive .

By J Gregson

Fabous idea. Putting a new housing estate there with no local shops has been such a ridiculous idea. Parking in Cleveleys is a nightmare I rarely go because its not worth the hassle.

By Glenys Walker

I have been using M&S Cleveleys for years
I am a pensioner & as the shop is always
Busy cannot understand to close store
Cannot we keep Cleveleys store well as the
New store so many pensioners use Cleveleys store and Will not be able to get to the new store

By Pam

Has M&S actually confirmed it has signed up for this? Or is the developer using an indicative image and it’ll end up being a Foodwarehouse?
