Step Places reworks Alder Hey resi with Torus on board
Springfield Gardens, a Liverpool development on land previously owned by the children’s hospital, has been reworked following the removal the retirement living element.
Step Places narrowly secured planning approval in 2024 for 98 homes on 3.2 acres off Alder Road. The revised proposals maintain the overall amount of homes but the 59 that were previously due to be developed by McCarthy Stone for over-55s will now be delivered as rent-to-buy units by Liverpool-based housing provider Torus.
The switch from retirement to affordable homes is a result of “challenging market conditions”, according to a cover letter prepared by Newmark.
Torus’ rent-to-buy scheme will follow roughly the same design as the previously approved plans and provide 22 one-bed homes and 37 with two bedrooms. Torus was among 33 organisations handed hundreds of millions to deliver affordable homes as part of the government’s £39bn Social and Affordable Homes Programme, netting £350m.
As before, the wider scheme also proposes 31 houses and eight apartments for people with autism. This element of the proposal is on site.
The project team includes Newmark, Coda, BDP, E3P, Redmore Environmental, LK Group, QED, Civic, Buttress, Avison Young, and GIA.
