Persimmon makes progress with 200 High Lane homes 

Stockport Council has validated the housebuilder’s plans to deliver a range of two-to-four bed houses on close to 30 acres off Windlehurst Road.

The homes are to be delivered under Persimmon’s Charles Church brand and will meet a clear need for homes in the area, according to a planning statement prepared by Pegasus.

Stockport Council can currently only demonstrate a 1.77-year housing land supply position against a statutory target of five and does not have an up-to-date local plan.

High Lane has, for several years, been highlighted as potential area for housing growth. In the draft of Stockport’s emerging local plan, an allocation for 1,000 homes is being progressed.

Persimmon submitted its plans to build 200 homes in High Lane outside of this allocation in March but it was not until five months later that the scheme was validated by the local council and the clock began ticking on the consultation period.

The site is divided in two by a footpath that leads to the grade two-listed Bancroft’s Bridge, which crosses the Macclesfield Canal, and is designated as grade three agricultural land.

The proposals follow an earlier EIA Screening Opinion requested by Persimmon late last year which set out an aspiration of 250 homes.

Since then, the scheme has been scaled back to a maximum of 200.
