Stockport appoints CBRE to lead Goyt Riverside Neighbourhood strategy
The 22 acres around Newbridge Lane will be the anchor of the borough’s 4,000-home Town Centre East masterplan, with the council aiming to create a family-friendly neighbourhood with biodiversity and flood resilience as a focus.
CBRE has been chosen to lead the development of the delivery strategy for Goyt Riverside Neighbourhood for Stockport Mayoral Development Corporation.
The consultant will work alongside Barker Proudlove, AEW Architects, CW Studio, and Ridge on the project.
CBRE is well familiar with the site, having drawn up the strategic regeneration framework for Town Centre East with the help of Feilden Clegg Bradley Studios, CW Studio, and Stantec. CBRE also worked with the council on finding a joint venture partner for its £350m vision for Stockport 8, a contract that eventually went to the Homes England, Muse, and Legal & General venture ECF.
Regarding the delivery strategy for Goyt Riverside Neighbourhood, CBRE and its project team will map out potential for new homes and public spaces, as well as infrastructure improvements and investment. Connectivity – specifically linking the neighbourhood to the town centre – is also a focus.
Paramount to all of this will be sorting solutions and strategies for navigating challenges around viability and land ownership.
The site of the proposed neighbourhood currently contains a series of retail offerings including a Matalan, Aldi, Buzz Bingo, and the Peel Centre.

“The area around Newbridge Lane represents a fantastic opportunity to create a new, connected neighbourhood that offers homes for people at different stages of life, makes the most of its riverside location and provides the infrastructure needed to support a growing community,” said Cllr Micheala Meikle, Stockport Council’s cabinet member for economy, regeneration, and skills.
Meikle continued: “By appointing CBRE, we are taking the next step towards turning an ambitious vision into a realistic and deliverable plan that will help shape the future of this part of the town centre for years to come.”

Goyt Riverside Neighbourhood is one of three prominent fixtures in Stockport Council’s Town Centre East Strategic Regeneration Framework. The other two are Hillgate and Piccadilly-focussed Civic and Historic Hart. Hillgate is particularly notable for the potential to uncover Hempshaw Brook to craft a nature corridor.
Town Centre East itself is part of Stockport MDC’s wider plans for the town centre of Stockport, which hopes to see 8,000 homes delivered by 2040, as well as a school and healthcare hub.
Founded in 2019 to be a development and investment driver for the council, Stockport MDC has played a role in delivering the £140m Stockport Interchange, the Stockport Exchange commercial district, and the restoration of Weir Mill by Capital&Centric.
The MDC noted that more than 1,500 homes have been delivered or are on site in the town centre since its founding, with planning consent secured for another 2,200.
