Monte Blackburn buys 500,000 sq ft Burnley industrial

Yorkshire-based Eshton Group has sold its 32-acre Burnley Bridge South project to the Issa brothers’ development company.

The deal follows Eshton Group securing outline planning permission for 538,190 sq ft of warehouses on the site, which sits off Accrington Road near Junction 9 of the M65. Kilmartin Plowman & Partners was the planning consultant for the project and KPP was the architect.

Monte Blackburn, as the new owner, is set to build upon that planning permission, developing a mix of build-to-order and speculative industrial units. The project’s estimated GDV is more than £50m.

Burnley Bridge South is the third phase of Eshton Group’s wider Burnley Bridge Business Park, which offers more than 700,000 sq ft of industrial space. Monte Blackburn also purchased the second phase of the project, the 102,000 sq ft Titanium Park, in October last year.

Regarding the Burnley Bridge South deal, Eshton Group managing director James Chapman said: “The sale of this third phase to a local company that has a proven track record in delivering quality accommodation and attracting a great mix of occupiers continues that legacy of sustainable investment and business growth, which is great for jobs, great for local businesses and an ideal catalyst for further investment and growth.”

Michael Cavannah of Trevor Dawson and Mike Rooney of Avison Young advised Eshton on the deal, which was for an undisclosed amount.

Monte Blackburn has opted to keep Trevor Dawson as the selling agent for the scheme.
