MCR completes first letting at Altitude
Property investment and development company, MCR Property Group, has signed Simon Carves Engineering as the first tenant at Altitude on Atlas Business Park, close to Manchester Airport.
The engineering consultancy has relocated its headquarters from Simon House, which is also located on the Park, to take 10,152 sq ft on the ground floor on a 10-year lease, with an option on a further 5,000 sq ft. The deal comes after MCR acquired the 45,415 sq ft property last autumn and has since undertaken a comprehensive refurbishment of all three floors to provide new accommodation.
Earlier this month, Simon Carves Engineering was acquired by Louisiana-based Engineers & Constructors International from Indian engineering and construction giant Punj Lloyd. The consultancy specialises in providing engineering, procurement and construction management services to the energy and process industries across the world.
Atlas Business Park comprises 225,000 sq ft of office space with established occupiers including Vodafone, Civil Aviation Authority and Coffey International. Altitude is located within the Enterprise Zone which offers substantial business rates relief for those occupiers moving in from outside of the zone.
Chris Lloyd, asset manager at MCR Property Group, said: “Few schemes in this area are able to provide the space needed to accommodate the larger requirements in the market. We saw a huge amount of potential in the building and were confident that, given the right investment, Altitude would appeal to these larger occupiers.”
Brian Cornah, head of engineering at Simon Carves, said: “We were keen to remain on Atlas Business Park but as a technology-led business which works with international clients, we needed a modern office which would support our ongoing growth. The timescales for our office relocation were incredibly tight and we are delighted at the support we have been given by the MCR team who have gone out of their way to make this move as straightforward as possible. Our plans are for continued growth and development of Simon Carves both in the UK and internationally, working with the support of our parent company ECI backed by Mitsui Engineering & Shipbuilding Company Japan and this new building provides us with the ideal platform to start that process.”
James Dickinson, director at Canning O’Neill, joint agent for the scheme with Cushman & Wakefield, said: “When it comes to high quality accommodation, location, excellent transport links and added benefits, Altitude has really set the benchmark. In addition to Simon Carves, we’re receiving enquires from businesses from outside of the area which are attracted to the benefits of being located in the Enterprise Zone.”
Colliers acted on behalf of Simon Carves Engineering. Quoting rental is £16.50/sq ft.
