Magenta pitches 54 Birkenhead homes

Working with John McCall Architects, the housing association has put forward a scheme off Naylor Road.

The North Birkenhead site is 3.7 acres and is a mix of grassed areas and roads that serviced the now-demolished homes that once stood there.

To replace these 50 former homes, Magenta now proposes a development that will range in size from bungalows up to three-bed semis. The proposal is for a 100% affordable scheme, breaking down as 24 one-beds, 22 two-beds and eight three-beds.

As set out in McCall’s design and access statement, there will be 15 supported living apartments within the scheme. All buildings will be of one or two storeys, and set back from pavements.

The design & access statement concluded that the proposed development “will function well and add to the overall quality of the area”.

It continued: “The proposed development will establish and maintain a strong sense of place, creating an attractive, welcoming and distinctive housing development which aims to reduce its impact on the environment and local ecosystems.

“The scheme is designed to be safe, inclusive and accessible while promoting health and well-being via the provision of generous sized private gardens and public open space and as such would be an asset to the local area.”

That image must be the top end of Naylor Rd which has been a vacant, grassed area on both sides for some time. However at a lower section, on one side, a significant number of homes had been vacant, overgrown, and tinned-up for some years, but there didn’t seem to be that much wrong with them. I am assuming then they’ve all been demolished as part of this new scheme.
