Liverpool’s 9-15 Church Street in shop window for £7m
Rising five storeys with an 85,000 sq ft retail space, HIH Invest Real Estate’s freehold asset sits in one of the city’s busiest shopping districts.
The two units are found on the corner of Liverpool’s Church Street and Whitechapel, neighbouring a NEXT store, and are tenanted by Boots and TJ Hughes.
Cushman and Wakefield is marketing the units, seeking offers above £7m. The Church Street building had its value stated as over £1m in September 2019, according to HM Land Registry.
HIH Invest Real Estate is the site’s current owner.
The asset offers a sub-basement storage, a basement, a ground floor, and five upper floors. The smaller unit, tenanted by a Boots, spans 18,300 and does not rise above the ground floor.
Boots recently signed a re-geared lease to remain in the building until June 2029, agreeing a rent of £320,000 a year.
TJ Hughes occupies the larger, five-storey offer on a three-year lease, providing 63,500 sq ft of retail space at a rent of £300,000 a year.
A vacant 3,100 sq ft unit facing Williamson Street is included in the offer.
There is interest from an advertising tenant to lease space in the shop frontage short-term and scope to let the building’s upper floors for alternative uses upon the expiry of TJ Hughes’ lease, according to a brochure.


Still overpriced at £7m. Very challenging building to convert.
