Hatters lodge plans for affordable homes on surplus land
Stockport County and Stonebond have submitted proposals for 126 homes on former playing fields on Grove Lane in Cheadle Hulme, the first phase of a wider 350-home scheme.
The development would be constructed on the former Hulme Hall Playing Fields and would feature a mix of two-, three-, and four-bed affordable homes, which will be operated by Great Places.
The homes would be targeted at “first-time buyers and local families”, according to the football club, which said the scheme is about giving back to the local community.
“The Grove Lane proposals reflect a belief shared across the Stockport County community that the club’s growth should deliver transformative opportunities for local people,” a statement on the club’s website said.
Improvements to the Grove Lane roundabout to make it safer and less congested also feature in the proposals.
The club acquired the land with a view to using it for academy training pitches. However, it is no longer required for this purpose, prompting a pivot to housing.
The proceeds from the sale of the land will be reinvested to support education and employment programmes with Stockport College and Manchester Metropolitan University and to contribute to the local community, the club said.
Mark Stott, owner of Stockport County, said: “Plans for Grove Lane are a once-in-a-generation opportunity to ensure that the limited land available for housing in the borough is used to deliver genuinely affordable homes for Stockport families.
“We are acutely aware of the pressures facing young families and first-time buyers, which is why we’ve made the decision to ensure the homes are either managed by a recognised affordable housing provider or sold through affordable home ownership schemes.
He added: “Supporting the community and creating the right opportunities for young people matters enormously to Stockport County, which is why money generated from this development will be reinvested to support further and higher education programmes linked to sport, and for the benefit of community programmes and facilities.”

Another development application in Stockport on Green Belt land. I don’t know the merits of this proposal, but will the Council turn it down and have to pay another £100k+ in costs? Or will it finally admit that it’s policy of pretending it didn’t need an up to date local plan has been disastrous? The political leadership are still blaming the Government, any Government for this self-created mess rather taking responsibility for planning their area.

Less than 1/2 mile from this site on the same road will be another development of 240 new homes, 1 mile down the same road will be another development of nearly 300 homes and on the oposite side of the road will be a new development of 1500 homes.
This will choke the existing road network.
Then think about all of those new homes and the existing shortage of dentists, school places and adding more pressure to local services.
Greedy developers and a football club that is just seeing £ signs rather than thinking about local people. Its planning applications are getting ridiculous.

Stockport Council have not yet said NO to any proposals to housing yet they have said NO for me to have garage built which cannot be seen from the road so not affecting anyone one rule for them and one rule for us

We do not have the necessary infrastructure in this area to deal with the amount of new homes that are proposed. As for making the roundabout bigger to deal with the new traffic, which planet do these people live on, definitely not around Cheadle Hulme that’s for sure, it is gridlocked every day.

‘Roads congested by cars, one of which I am driving’ is not the same as ‘gridlocked’. I know the roads of Cheadle Hulme. They are not gridlocked.
