Colony adds 46,000 sq ft to Manchester portfolio
Colony, a flexible workspace provider, will take two sites to bring its number of Manchester locations up to eight.
The two sites, Colony Spring Gardens and Colony King Street are set to open in 2025. Both locations are in buildings acquired by Colony’s parent company, Northern Group, earlier this year: 19 Spring Gardens, which was purchased in July, and 76 King Street, which was bought in September.
Colony Spring Gardens, found at 19 Spring Gardens, will first open its doors on the fifth floor providing small four- to ten-person offices.
In addition, it will offer 16 co-working desks, meeting and collaboration areas, a community hub, and an outdoor terrace.
The building’s remaining floors will be pitched to medium- to large-sized businesses, and the range of shared amenities will be consistent throughout each floor. The delivery of these additional Colony spaces will be done in phases, ultimately ending with 30,000 sq ft dedicated to the flexible workspace company. This will amount to the vast majority of the 37,000 sq ft building.
Colony King Street will occupy 76 King Street and will ultimately offer a 16,000 sq ft blend of co-working space, meeting rooms, and event spaces. Like at Colony Spring Gardens, it will be delivered in phases.
Colony’s largest dedicated events space will be situated on the lower ground and ground floors. A gymnasium and a bar will also feature.

Colony already has six sites in Manchester: Fabrica, Flint Glass Works, Jactin House, One Silk Street, Piccadilly, and The Astley. Tenants at Colony spaces include Ebay’s Web3 team, which operates out of 4,000 sq ft at Colony’s Astley building.
