Chorley Magistrates Court up for grabs with £800,000 price tag

Developer Walker & Williams is offering up the St Thomas Road site having secured planning approval for an 11-storey apartment block.

Landwood Group is seeking offers in the region of £800,000 for the freehold haviung been appointed to market the site.

Plans approved in October 2024 indicate the development of 28 single-bedroom flats, 22 two-beds, and two three-bed flats on the build’s ninth and tenth floors, equating to 52 apartments.

Three commercial units ranging up to 1,000 sq ft each are also proposed.

The disused court building was last sold in 2022 for £300,000, according to the Land Registry.

Designs for the scheme were drawn up by FWP Group.

Each flat would have a balcony to complement a proposed communal open-roof terrace.

Last year’s application for the city centre site can be found by searching reference number 24/01113/FULMAJ on Chorley Council’s planning portal.

Having grown up in Chorley this is a surprise. There is nothing in the area to 11 stories, the police station right next to it, I just cannot see this working. There are some flats about half a mile away, roughly 4 or 5 stories by the hospital, so this will be completely out of keeping.
With Buckshaw offering flats and starter homes in a more countryside setting, is the demand there for this? I dont think so.

I’m doubtful this will be built out like the illustrated scheme – as per article, the developer has put this site up for sale.

Sometimes developers in general obtain planning permission so to make a development opportunity site easier to sell/market.
