Carpenter snaps up Liverpool PBSA opportunity

The former Ritz Roller Rink site on the corner of Mulberry Street and Myrtle Street has planning permission for 242 student flats.

Carpenter Investments has acquired the site from Hazedrive Group. McLaren Group secured planning consent for the redevelopment of the Liverpool site into a PBSA scheme in 2024 but is no longer involved in the project.

Located close to the University of Liverpool, the 0.4-acre site could accommodate an eight-storey scheme featuring a mix of studios and cluster apartments as per the approved scheme, designed by Cartwright Pickard.

The acquisition sees Carpenter Investments add to a Liverpool portfolio that also features a 297-apartment scheme at Kings Dock.

Alan Beer, managing director of Carpenter Investments, said: “Since 2016 Carpenter Investments have delivered over 1,250 PSBA bedrooms in Liverpool.

“The site is perfectly situated to meet the growing demand for high quality, city centre, campus adjacent accommodation. We are looking forward to working with Liverpool City Council to deliver an attractive, viable development as soon as possible, that complements our well established existing offer in the city.”

LBL Real Estate and CBRE advised the vendor. DTM provided legal advice to Carpenter and Brabners for Hazedrive.

Prior to McLaren’s success, the site had been the subject of two previous proposals. Plans for student schemes were submitted in 2015 by Lady Maddison and then in 2018 by Property Capital. Property Capital withdrew its application, while Lady Maddison’s application was disposed of by the city council after a lack of response from the developer.
