Caddick commences Salix’s Salford scheme
The housing association is working with main contractor Caddick to build 69 social rent homes for over 55s and a GP surgery on 2.5 acres of disused land on Arrow Street in Broughton.
Rising three storeys, the OMI Architects-designed development will include a doctor’s surgery for NHS Greater Manchester and will be built to Passivhaus sustainability standards.
Most of the 69 apartments are to be one-bed, and 11 flats are to be designed specifically for residents with mobility needs.
The Mocha Parade GP Practice will be relocated from its current temporary site, which it moved to in 2020, with the expectation that work would soon start after the practice’s demolition.
Now, with Salix’s scheme moving forward, the GP can again prepare to move into a purpose-built facility, one expanded from three clinical rooms to five, and recentered around the community.
Dave Saville, regional managing director, Caddick Construction North West, said: “Caddick’s experience in building Passivhaus makes us a perfect fit for Salix Homes’ scheme and we, alongside our local supply chain partners, look forward to delivering this fantastic scheme on Arrow Street.”
Salford City Council permitted Salix Homes to proceed with the residential care build in November 2024.

“As a result of the ambitious building performance criteria being baked into the project from the very earliest stages, it has been fascinating to be able to develop a contextual architectural response that also expresses the fundamental principles of Passivhaus.”
Anna Ganotis, head of Primary Care in Salford, NHS Greater Manchester, welcomed the “much-needed” scheme.
She added: “Having high-quality healthcare facilities integrated into a scheme like this is an important step in meeting future demand and improving access for older people.”
