Residents move into first round of £195m Waterhouse Gardens
Salboy and sister company Domis have completed the project’s first phase, and keys have been issued for the 135 apartments across the two 14-storey blocks rising from the former Boddington’s Brewery site in Manchester.
As of the first week of September, 90% of the phase one properties have been sold to a mix of owner-occupiers and private landlords.
Salboy has stated the £195m project remains on track for completion by the first quarter of 2026 and has been delivered on budget.
A total of 556 flats and 30,000 sq ft of commercial space will be delivered at the Studio Power-designed scheme.
In addition to residences, Waterhouse Gardens offers a substantial amenity package through the Amenity Club.

The Amenity Club consists of a 2,500 sq ft gym, a pool, and spa, complete with a plunge pool, steam room, and sauna.
As for a social offer, a games room, private dining room, and cinema room will be bookable.
An external podium garden will feature on the first floor, while a central avenue will run through the scheme to provide a through route.

Upon full completion, Waterhouse Gardens will rise to a maximum of 25 storeys from the site near Manchester’s Victoria Station.
Simon Ismail, managing director of Salboy, said seeing the first residents move in was a “hugely satisfying and motivating experience” for the team.
He said: “We ensured that the quality of the social and leisure spaces Salboy has become known for in our other developments fed through to everything we built at Waterhouse Gardens.
“In doing so, we’ve raised the bar for what residents can expect from developments in this area just north of the city centre.”
“Every facility, space, and small detail was included with their convenience, enjoyment, and satisfaction in mind.” He added.
Domis began the build in August 2023 after acquiring the plot from Realty Estates in December 2022.
The final three blocks will be delivered over phase two, along with the commercial floorspace.


What a waste of a gateway site. It will stand as an epitaph to MCC’s lack of architectural ambition.

@Heritage Action – respect everyone’s opinion but you are way off. This is a top class development, if the rest of Strangeways ends up like this it will be a great area. I wouldn’t even call this a gateway site either with the plans for future development around here. Any way great development well done to all Involved
