CERT unveils plans for 116 Stretford homes

A mix of townhouses and apartments make up the first residential phase within the town centre masterplan, which incorporates the mall.

CERT wants to deliver 116 one-, two-, and three-bedroom properties off Wellington Street in Stretford.

A consultation on the scheme is now live and will run until 24 September. An in-person event will be held at the Calm Connections unit in Stretford Mall 17 September from 4pm to 6pm.

Located at the south-west corner of the mall, CERT’s development comprises 90 apartments, 10 duplexes, and 16 townhouses set around a central green space.

The height of the development will be stepped down on the Wellington Street side in response to existing properties on that road.

The development will also offer dedicated off-street parking along Wellington Street, internal cycle storage to encourage active travel and new trees and planting to enhance the town centre’s greenery.

Architectural Emporium is the architect for CERT’s scheme and Layer is the landscape architect. Enabl is advising on planning for the project.

Stephen Oster, head of acquisitions and development at CERT, said: “After working behind the scenes with our design team, we’re excited to share our vision and invite the community’s feedback on the first residential phase of the Stretford town centre masterplan.

“This milestone builds on the strong momentum already achieved within the Masterplan and reflects our commitment to working hand-in-hand with stakeholders to deliver a development that is bold in ambition and reflects the identity of Stretford.”

News of the first residential phase at Stretford Mall comes hot on the heels of the completion of King Street, a project led by Bruntwood and Trafford Council that saw part of the mall opened up and reimagined, and the creation of a new square.

Cllr Liz Patel, Trafford Council’s executive member for economy and regeneration, said: “Exciting work to transform Stretford town centre is contributing to the area’s growing reputation as a great place to live and we are pleased to see this proposal brought forward.

“This proposal from CERT is part of a much wider joint venture for development in the area. The joint venture is firmly committed to delivering affordable housing as part of this long-term transformation. The developer for this early phase would make a significant financial contribution towards affordable housing, to be delivered during the next phases of the plan.”

Posters – please carefully read – ‘which incorporates the mall’. Kings Street has shops too.

Where’s the health centre? Where’s the new school for the influx of all these new residents??? Or are we supposed accept that’s local doctors and schools will be overwhelmed???.

What a farce as with other comments lack of shops and as for the square it’s minute and does nothing to revitalize Stretford as a place to shop. Are the apartments and houses going to be private or rental and if rental given first to families who have a tie to Stretford.

We’re well over shopped in the UK in comparison to other European countries and there is the constant rise of internet ‘add to basket’ shopping. There is a clear under supply of new homes although it sounds like this phase has no affordable and Trafford are one of the key parties promising jam tomorrow. Different rules apply? Looks a nice scheme though

why the hell does everyone keep moaning about more shops? one of the biggest shopping centres in the uk is a 10 min bus ride away….. what more could you want??

A Marks and Spencers, would work there, as it would also serve Urmston, Davyhulme and Old Trafford and Flixton. Stretford should look at Prestwich, which has a similar demograph, a Metrolink stop,and similar housing stock. They have a small M and S, and they have revitalised, what was a tired town centre, which like Stretford,had been neglected by the council.The gardens look great by the way. Let’s hope that they don’t turn into another rubbish dump.

Good to see. More people, better community , opening up the canal and bringing in visitors. Stretford the new Sale or Chorlton be honest those two towns are in decline, we can grow and prosper. Make these new homes very affordable don’t price out our kids !

How will residents south of Wellington street access Aldi on foot? The plans don’t show any footpaths, will they be expected to loop round this development and enter via Kingsway? It’s also unclear how cars will access the multi-storey carpark (ramp still waiting) via the plans?

I also question how and why this development needs its own gated green space? The proposed houses have gardens and the apartments have balconies. Having private green space, inaccessible for the rest of the community makes the scheme seem elitist especially given its slap bang in the centre of town – hardly adds to the community. We can’t even walk through it to access king street / Aldi.

Where are the apartment owners going to park (and yes they won’t all have cars but some will)?

How much % if any will be affordable housing?

I’m supportive of the new housing, the height now seems reasonable but I don’t think this proposal currently benefits anyone living here currently just the developers.

Live nearby – got two days notice via a flyer through the door about the consultation. Would loved to attend as the plans don’t answer all of my questions but you’ve not given me enough notice to attend.

The flats need to be reduced in height near wellington road and sited instead towards Chester Road. There needs to be a cut through for residents from south of wellington Road to get to the shops – expecting people to walk round a gated area seriously needs rethinking as does having a gated area in the heart of the community. A community green space would be far more appropriate and would facilitate integration rather than segregation . Access from the south of the development must be addressed.
