Bruntwood, Trafford unveil plans for 249 homes at Stretford Mall
A significant proportion of the 350,000 sq ft shopping complex would be knocked down to pave the way for the scheme, which rises to 10 storeys and features both apartments and townhouses.
Bruntwood and Trafford Council are co-developing the 249-home project, which would bring about most transformative change to Stretford Mall since the masterplan for its redevelopment was approved in 2023.
The homes, a mix of one- and two-bed flats and 14 three-bed town houses designed by AHR Architects, would surround a central park. Re-form Landscape Architecture is advising on this element of the plans.
Deloitte is advising on planning and planning application is expected in the new year.
A consultation on the project is now live. In person consultation events are also planned. Details can be found on the consultation website.
The development follows hot on the heels of the completion of King Street, a reimagined high street for Stretford that involved removing the roof from part of the mall and refurbishing several retail units totaling 86,000 sq ft.
Rob Elsom, development director at Bruntwood, said: “Following the successful relaunch of King Street, which marked the first major milestone in the masterplan, we are now looking ahead to the next phase of development in Stretford, which will see much-needed housing brought to the area.
“Our aim throughout the masterplan is to ensure that we’re delivering for the people of Stretford, and these new plans reflect that commitment to regeneration that is inclusive, integrated and sustainable. We are looking forward to hearing from the local community on this important next phase for the town.”
Cllr Liz Patel, executive member for economy and regeneration at Trafford Council, said: “The King Street scheme has proved to be a massive success and now we turn our attention to much-needed housing in the area.
“Working with our partners, we aim to build more than 200 new homes in the area in this next phase. The Council is committed to providing homes for all and creating a thriving economy. Please have your say by taking part in our consultation.”
In total, around 800 homes are planned as part of the Stretford Mall redevelopment.


What needs to be considered is the oversubscribed schools, doctors and dentists when adding all these new houses.

The comments about school places are interesting. Does anyone commenting actually know the school numbers, as Trafford has spare capacity in both primary and secondary places in this area.

Jeez, the NIMBY comments here, North Trafford has the best Metrolink connectivity of any area outside the city centre.

Stretford Arndale as it was once known long ago used to have 350,000 sq ft of retail space, with the future developments taking place I believe this will take it down to 205,000 sq ft, more than a third will be lost to new housing. My concerns are that there will not be enough shops with the variety that people want or deserve. Stretford Mall as it is now known has been on the decline for years ever since Brentwood took it over and I personally don’t see it getting any better any time soon.

Wherever a German supermarket opens, life expectancy of the population living in the surrounding area instantly increases by two to three years given real food at affordable prices is now available. So the proposed development here cannot go wrong – motivationally speaking, you already have everything you need.

What has happened to Stretford!! Stretford Mall was a thriving interesting shopping area with a variety of shops but now there is one street which frankly could be non existent. Everytime we hear from the Council and what fabulous progression will be happening in the future it’s just disappointment. Now we are faced with more housing, less retail outlets and after speaking with local residents Stretford Mall is a laughing stock.

This is outrageous we were promised a park with water fountains. It’s so hard to leave the estate already in the morning because of traffic. Crime is an all time high zero police and now you’re going to add atleast another 700 people. Whoever has come up with this plan clearly hasn’t spent anytime in the area. All the surrounding houses all have subsidence because they are built on clay. It would be dangerous to add so many properties and people to an already struggling community. There’s no shops in stretford as the rent is so high it’s a big no from me

All these comments about GPs, Dentists and schools. Does anyone actually do any research or just parrot what they have heard elsewhere?
Schools are generally out of the local councils remit. Decisions lie with DfE. Doctors are private companies as are dentists so it’s up to them to open a Practice or not and where.
