£135m Warrington shed given the go-ahead
Panattoni and Mitsui Fudosan want to redevelop the 30-acre former Iceland distribution complex off Hardwick Grange in Woolston into a single 675,000 sq ft unit.
The scheme, approved under delegated powers by Warrington Council earlier this week, has a development value of £135m, according to the developers. Panattoni and Mitsui Fudosan purchased the site from Firethorn and English Real Estates for £26.3m last year, according to HM Land Registry.
Drawn up by UMC Architects, the redevelopment proposals show a building with 633,000 sq ft of warehouse space and a three-storey, 42,100 sq ft office on its south-western corner.
This amounts to a 200,000 sq ft increase in the site’s floorspace; the former Iceland complex’s three buildings offered a cumulative 432,200 sq ft. Panattoni and Mitsui Fudosan were granted permission to knock them down earlier this year.
The proposed buildings would complex would have 76 dock loading doors and eight level access ones. There would also be space for 124 HGVs and 482 cars to park.
In addition to Lichfields, which is advising on planning, and UMC Architects, the project team includes BWB, Winvic, Curtins, and BCA Design Landscape Architects.
