Brickland tables plans for redevelopment of Trafford B&Q site
A 228-home scheme designed by Tim Groom Architects is planned for the long-vacant Great Stone Road plot.
Liverpool-based developer Brickland is working with landowner Blythe Ventures to bring the scheme forward following the demolition of the plot’s former B&Q store in 2023.
Blythe Ventures is controlled by Andrew Bell of AJ Bell and his wife Tracey. The company acquired the site from Accrue Capital in 2022 for just shy of £5m after the vendor’s bid to secure planning permission for a 330 flat scheme on the site failed at appeal.
Brickland and Blythe’s plans for the site, which is located close to Old Trafford Cricket Ground, feature 228 apartments and townhouses across buildings rising to six-storeys – three storeys fewer than Accrue’s refused scheme.
The site falls within Trafford Council’s Civic Quarter Area Action Plan, a 15-year framework aimed at facilitating Trafford’s “newest, greenest and most vibrant neighbourhood”. Other schemes nearby that also fall within the CQAAP include Glenbrook’s 693-home Lumina Village.
Brickland and Blythe have been working on their proposals for more than a year. In September 2023, Place North West reported the companies were working with architect Falconer Chester Hall on plans for 200 apartments and a padel complex.
The latest version of the plans does not feature the padel proposals.

Zerum is advising on planning. The project team also features PGLA Landscape Architects, Clancy Consulting, Cundall, SLR Consulting, Futureserv Consulting Engineers, Orion Fire Engineering, Adapt Heritage, GIA Surveyors, Proximity, and TEP.

Where are they going to park? 50 parking spaces is no where near enough to cover 228 dwellings . It will cause problems in the area. I strongly object.
