Bolton PBSA up for grabs for £20m
Comprising 383 beds across eight blocks, Orlando Village is being marketed by Allsop.
The Bolton student scheme is situated of Thynne Street in the town centre and is “the University of Bolton’s only approved accommodation for a further 15 years”, according to Allsop.
Owner McComb Bolton is seeking offers in excess of £20m. McComb acquired the site for £5.8m in 2021, according to Land Registry.
The asset is expected to generate a gross operating income of £2.7m for the 2024/25 academic year, representing a rental growth of 15.5% year-on-year, Allsop said.
Anthony Hart, partner at Allsop, said: “With limited PBSA options currently available in Bolton, Orlando Village presents a unique opportunity for investors to tap into a highly dynamic market and capitalise on the high demand for quality student housing in the area.
“The opportunity offers investors genuine avenues to increase revenue, drive value and enhance an already attractive yield profile.”
The site is located 15 minutes walk from the main campus.
