Belport presses ahead with 1,275 Adlington homes after New Town snub
Having failed get its proposed 14,000-home Cheshire scheme onto the government’s shortlist of new settlements, the developer is working up plans to bring forward the first chunk of that masterplan.
Developer and landowner Belport is consulting on outline plans for 1,275 homes on 168 acres of Green Belt east of London Road and north of Mill Lane in Adlington.
The scheme is aimed at addressing a significant need for homes in Cheshire East, according to Belport.
Its consultation website states that “the proposals for Adlington Park are being brought forward against a backdrop of significant housing delivery challenges across Cheshire East and the wider North West.
“Cheshire East can currently demonstrate only a 3.3-year supply of deliverable housing land, against a government requirement of five years, making it harder for young people and families to find suitable homes locally.”
The development would feature a mix of homes, providing between at least one and more than five bedrooms. Affordable housing will be included in the scheme, according to Belport. Most of the homes will be three-bedroom residences, with a small number boasting five or more bedrooms.
Anchoring the homes will be a local centre with a retail offering, flexible commercial space, primary school, outdoor sports provision, and community facilities.
The project team consists of CBRE, Turner and Townsend, Belport, Cavendish Consulting, Astute Transport and Pollard Thomas Edwards.
A Belport spokesperson said: “Adlington Park represents an exciting opportunity to create a high-quality new neighbourhood that responds to local housing needs while delivering lasting benefits for the wider community.
“We are committed to engaging with local residents throughout the process and encourage everyone to take part in the consultation to help shape the future of the project.”
Belport’s proposed Adlington New Town – covering 2,400 acres of greenfield land by the existing Adlington train station – ruffled feathers locally and was not included in then-Secretary of State Steve Reed’s seven-strong shortlist.
Adlington had been met with fierce local opposition when it was announced in September 2025 as a new town contender.
The scheme had been put forward for new town consideration by investor and asset manager Belport, which owns the site in partnership with Revcap.
Speaking at the time, Belport said Adlington remained a “viable proposition”.
Consultation on the first phase of Adlington will run until 28 September.
The consultation is just for the outline application, with reserved matters applications providing additional details around layout, house types, and amenities due to be delivered in 2027, provided Belport is successful in securing planning permission.
So trying to develop by stealth which is no surprise. They’d want to develop this area then another planning application would go in and one after that till they get to where they wanted to before.
