Arkwright unveils reset of 53,000 sq ft

Hillcrest Private Equity Real Estate acquired the 95,000 sq ft neoclassical building last summer, and fit-out contractor Claremont has now finished the £4m internal revamp.

Around 53,000 sq ft of refurbished space is now up for grabs, with Colliers and Edwards the joint agents for Arkwright.

Fit-out contractor and interior designer Claremont carried out the £4m works over six months with delivery partner Falcon Rock.

The partnership has delivered CAT A office space on single floors ranging from 11,960 sq ft to 14,900 sq ft and 26,000 sq ft of fitted and furnished open workspace.

A wellness centre, gym, and changing rooms have been added to the amenities offered.

Jamie Mount, investment director of Sun Capital Partners, part of Hillcrest, said: “We are delighted to deliver such high-quality office space in such an attractive setting within the centre of Manchester.

“Hillcrest was set up specifically to address these types of supply and demand imbalances and has the appetite to do so again in Manchester and elsewhere.”

Hillcrest PERE is a joint venture between Sun Capital Partners and Deva Capital. The 2024 deal for Arkwright House, now Arkwright, was completed in July.

The grade two-listed Arkwright House is home to the head office of San Carlo, workspace operator Orega, and consultancy Ramboll, and benefits from a frontage to a slice of city centre green space in Parsonage Gardens.

Dominic Pozzoni, head of the Manchester office at Colliers, added: “This year is showing all the signs of becoming a high-performance year for Grade A quality, refurbished office space.

“Best in class refurbishments like Arkwright will go a long way in satisfying the occupier demand we are seeing across a range of business sectors.”

Robin Matthews, director at Falcon Rock, said: “We had a clear plan for the investment into Arkwright, having identified significant opportunities to upgrade the space and create a unique occupier experience within an exceptional building.

“We are thrilled to be delivering a workspace of this calibre to occupiers at a time when demand is high and quality space availability is low.”
