Network Space completes in Openshaw

Part of a former college site in east Manchester has been transformed into Coda @ City Works, a 75,000 sq ft last-mile logistics scheme.

Developer Network Space, which last June engaged Bansco to deliver the speculative project, has reached practical completion on the Welcomb Street development, accessed from the Ashton Old Road and an expansion of its existing City Works park.

The four-acre brownfield development was enabled by the acquisition of land forming part of LTE Group’s former Manchester College campus.

It represents the final phase of expansion at the established City Works Business Park and provides four industrial and logistics units, from 7,680 sq ft to 29,440 sq ft.

The units include first-floor offices, unit heights of up to 10m, service yards and parking provision, making it, said Network Space, suitable for a broad range of trade, manufacturing, industrial and distribution businesses.

Network Space’s established City Works Business Park already provided 173,330 sq ft of industrial accommodation across 48 units.

Designed by AEW Architects, Coda @ City Works has targeted BREEAM Excellent accreditation.

Joe Burnett, development director at Network Space, said: “We’re really pleased with what we have delivered at Coda. Openshaw is an excellent industrial location, combining proximity to Manchester city centre with strong motorway connectivity and access to a large local workforce.

“We’ve designed the scheme to provide straightforward, flexible buildings that can work for a wide range of occupiers, from trade and manufacturing through to last mile logistics.

“True to its name, Coda represents the concluding part of City Works, completing the development of the wider site and bringing the former college land back into productive use. It is a fitting final chapter for what has been a successful regeneration story in this part of Openshaw.”

Network Space has appointed CPP and JLL as joint letting agents for the scheme.

Rob Taylor, director at CPP, said: “Coda is building on the long-standing success of the wider City Works development and once again Network Space have delivered high-quality industrial units in a prime location that meet occupier’s needs.

“In a market where, more than ever, the emphasis is on Grade A space with excellent road and public transport links, Coda will be attractive to a wide range of occupiers.

“With strong interest already in around 50% of the scheme, Coda’s proximity to both Manchester city centre itself and the M60 motorway, mean this is an ideal destination for businesses to invest, settle, grow and expand whilst enjoying the quality of unit this development brings.”
