Chancerygate triggers £19m Stockport industrial
The industrial developer has appointed Triton Construction to deliver a 72,130 sq ft development in Bredbury, billed as Cromwell Park.
The development will comprise nine leasehold units ranging from 2,325 sq ft to 22,360 sq ft. Once complete, the development will have a gross development value of around £19m.
The four-acre site is located on Castle Hill Road within Bredbury Industrial Estate, less than a mile from Junction 25 of the M60 and three miles from Stockport town centre.
Chancerygate, which has an office in Warrington, has appointed Triton as main contractor with practical completion on the scheme expected in late summer next year.
The scheme is targeting BREEAM Very Good, an EPC A rating and will include a range of energy-efficiency features.
All units will have solar photovoltaic panels, air source heat pumps and electric vehicle charging points, along with high-performance insulated cladding and roof materials, and LED lighting.
Neighbouring occupiers on the estate include Allied Bakeries, FedEx, Robinsons Brewery, Jewson Builder Merchants, as well as trade counters Tool Station and Screwfix.
Cromwell Park is one of eight developments Chancerygate’s North West team is currently delivering in the region in locations such as Manchester Airport, Heywood – where Barnfield is working on a 103,000 sq ft shed – Oldham, and a site next to Salford’s rugby ground.
Head of Chancerygate’s North West office, Mike Walker, said: “Starting work on Cromwell Park is an important milestone for us and reflects our confidence in the strength of the Manchester and wider North West market.
“Bredbury Industrial Estate is already well established and its strategic position next to the M60 means occupiers will be well placed to serve both Stockport and the wider region.
“There is a shortage of new-build, grade A industrial accommodation in the south Manchester area and Cromwell Park will help address that, supporting jobs and investment locally.
“We are committed to delivering high specification, sustainable space and, now that work has started on the development, we are seeing strong interest in Cromwell Park from a diverse range of occupiers.”
Agents for Cromwell Park are Commercial Property Partners and Williams Sillitoe.
