Work starts on £44.5m Sandymoor resi

Keepmoat has commenced building 199 homes on 40 acres off Windmill Hill Avenue in Runcorn. The project is the second phase of a 2009 Halton Council masterplan for more than 1,500 residences.

Keepmoat is delivering the Meadow Brook project for Homes England. The housebuilder stated that the scheme represents a £44.5m investment.

Simon Herring, development director at Homes England, said: “This is an important milestone we have reached with Keepmoat and local partners at Sandymoor, where we are enabling a high-quality, landscape-led development of 199 new homes, including 40 affordable homes, unlocked by essential infrastructure as part of the wider masterplan. “

The project was drawn up by DK Architects and Planit in line with the Building for Healthy Life national code. The 199 homes breakdown to four one-bed residences, 64 two-bedroom ones, 106 three-bedroom houses, and 25 four-bedroom properties.

Of the 40 affordable homes, half are to be for affordable rent and half for intermediate ownership. Designs will pull from five housetypes and include 22 two-bedroom homes and 18 three-bedroom ones.

There will be 71 homes delivered using MMC and timber frames.

Katie Dean, North West land and partnerships director at Keepmoat, said: “Meadow Brook will provide a bespoke and wide range of high-quality, energy-efficient homes surrounded by abundant green open spaces and waterside walks.”

She continued: “The evolution of the site has been designed to meet the highest Building for a Healthy Life principles, which seek to embed quality placemaking and healthier lifestyles bolstering our commitment to well-designed quality homes, excellent design, connectivity and integration with nature.”

Planning permission for the scheme was secured in June through the work of Eden Planning and Development. The application can be found by searching reference 4/00438/REM on Halton Council’s planning portal.
